The Royal Institution of Chartered Surveyors has classed surveys as levels 1 to 3, with level 3 being the most detailed, mostly focusing on buildings built prior to 1930, larger properties, altered, and non standard construction.
At Bond McCart we only deal with level three surveys, generally focusing on older buildings as, whilst we are very familiar with all construction methods, we have over the years specialised in this type of construction.
We were instructed by Kings Church 1066 to complete a Level 3 Survey on the former Methodist Church on the corner of Sackville and Parkhurst Road.
The building was built as a church for the Methodists, and it had been altered several times since its initial construction. It is a fantastic building with a high vault ceiling supported with a form of hammer truss roof.
We found several interesting things during the course of the survey;
The external walls and truss support columns were out of plumb, but no evidence of cracking noted to the exterior confirmed that the movement was not progressive, and probably happened once the roof was completed.
The internal walls to the church had high moisture readings throughout its length and height, which is unusual. The same readings were found to the much later 1980’s summer room suggesting an additive was used to the plaster, which gave the higher moisture readings.
Upon completion of the survey we provided Kings Church with a detailed budget cost plan to use as a tool for negotiating the reduction in the asking price, and they successfully negotiated a significant reduction in the purchase price.
