The reports we provide building owners with are a detailed analysis of the building and the defects with budget costs, and suggestions when repair work should be undertaken, allowing the owner to budget for and plan essential work to keep the building in repair. We use all our skills, level 3 surveys, measured surveys, and lease interpretation skills.
Landlords, or Freeholders are required by their lease agreements to maintain certain elements of the building, and as such an understanding of lease agreements is necessary, as they allow us to detail who is responsible for the repair work.
The reports provide timeframes in years 1, 3, & 5, with the most important (i.e. most critical) defects being recommended for repair in year 1. The interval between years 1 and 3, and 3 and 5 are there to allow the Landlord/Freeholders to secure funds

We were asked by a local managing agent to look at a block of flats on the seafront in Bexhill on Sea and complete a planned maintenance report, and this revealed that the pointing was in a very poor condition, and the interiors were showing signs of penetrating damp around the windows and doors.
We opened windows and doors, and checked measurements, which revealed a number of windows were set too far forward, they were too small for the masonry openings, and as a result the gap between the windows and doors was too great for any mastic to adequately seal the joint.

We also noted that the original design and build has considered expansion, by providing a vertical movement joint 100mm from the corner of the building, an area which needs to be strong, and as a result was found to be 70mm out of plumb.
The report summarised these defects, and the cost plan provided the client with a budget cost, and timings for the repair of the flats.


As a result of this report, we were instructed to commence designing the renovation works.
